What is Staging?
When you get ready to place your home on the market for sale it becaouse a product. Similar to a product on the shelft as your local store, the product has features and benefits as well as pluses and minuses, and competition. To complete with the competition in the marketplace you must be priced right and look better than the other products. Your home is no different, it is one of many homes for sale and you must present it, to the buyers, in the best possible light.
Staging is the process of preparing any home for sale, regardless of price and location. Using a proven, professional set of guidelines your house is reviewed for compliance with present standards, and any necessary modifications are made. Once your house meets these criteria, a Staged Home Certificate will be issued and your home will be registered as a Staged Home. This entitles your home to a special marketing program developed to promote those homes which have been designated as Staged Homes.
This unique system has proven to help sell homes faster and/or for more money. Real estate agents will have great confidence in showing your home to potential buyers because they know it is Staged and ready to be sold.
Why should you sell a Staged Home?
- A Staged Home will look better than similar competing homes for sale in your local market, allowing it to sell faster and/or for more money.
- Stated Homes that are prepared for sale sell quicker and / or for more money! Staging will immediately give your property a marketing edge in any market.
- Staged Homes are recognized by other real estate agents as properties ready to sell. They will be more likely to show your home to potential buyers.
- Staged Homes are recognized by buyers as the best properties to see.
- More buyers want to see Staged Homes, increasing your visibility and showings.
- Staged Homes qualify for special promotional materials including street signs (where permitted) and pring material designations - allowing your home to be marketed to more potential buyers.

SET THE STAGE TO GET THE HOME SOLD!
One of the best way to sell a home more quickly and for more money is to Stage the home. Whether the market is hot or not, a Staged house is going to sell quicker and for more money than the ones that are not.
What is the best way to Stage? Barb Schwarz the CEO and founder of StagedHomes teaches 7 C’s that help get the most out of a home.
1.- CLEAN. When Barb talks about clean, she means a clean that many sellers have never seen before. Barb calls it “Q-tip Clean”. Clients go so far as to take Q-tips around the faucet, the sink edge, the light switch plates, the doorknobs – everywhere. The property must be extremely clean on both the inside and the outside.
2.- CLUTTER-FREE. We all have a lot of… stuff. And that stuff can interfere with a buyer’s ability to see the home, including furniture, kitchen counter-top appliances, pictures, and collections. Each seller has his own special kind of clutter. Simply explain to them that they’re planning to move anyway, so it makes sense to pack it up early.
3.- COLOR. People tend to have strong, emotional reactions to color. And as you probably know, dark paint colors make a room seem smaller, while light colors push the walls out. So Barb recommends using whites, creams and beiges.
4.- COMPROMISE. In a perfect home Stage, every minor dent or ding would be fixed and every room made up for maximum results. But for the sake of money or time, it’s sometimes necessary to compromise. You can’t change everything, so find and improve the areas that make the biggest impact.
5.- CREATIVITY. A room can really come together using a few small, creative items. An example is using black towels – Barb is a big fan of black towels – to neutralize a pink-tiled bathroom. The seller may already own them, or they can be purchased inexpensively. Roll them up for a “spa” fell. A bow made of black-and-white ribbon tied to each shower curtain ring will tie the look together. All can be done very inexpensively, using your own creativity.
6.- COMMUNICATION. Barb said it best: “The words we use, the tone we use, the passion tat we have and the energy- your clients really feel it. That’s what Staging does, too. It communicates this feeling wit the buyer about the room.”
7.- COMMITMENT. Barb says that an agent must be committed to the process. You’ve got to say to yourself, “No matter what this property looks like, I’m working for the good of all and they need to get this done.” When you make that commitment, it’s contagious and people will believe in you. Commitment to your career and every project is essential for success – including Staging.
It’s easy to spot a Staged home. They’re the ones that have a subtle simplicity tat brings out the home’s best qualities. Once you learn and use these tips from the top Staging expert, you’ll be on your way to a faster sale for more money.
